The debrief produced a shortlist of four properties. One was selected. Lease negotiation followed, concluding with a 5% reduction on the asking rent and improved diplomatic clause terms.

A Difficult Lease Renewal

A British couple, long-term Tanglin residents, faced renewal negotiations with a landlord seeking a significant rent increase in a market that had softened. They had attempted to negotiate independently and reached an impasse.

The Approach

Structured Lease Negotiation

Rajan conducted a market analysis showing comparable recent leases in the Tanglin area. A negotiation strategy was developed that acknowledged the landlord's legitimate position while presenting market-evidenced grounds for a more modest increase. Written proposals were prepared and submitted clearly.

The Outcome

Agreed at 3.5% Increase

The landlord's original position was an 18% increase. The agreed renewal rate was 3.5%. Both parties signed. The couple remain in the property. Service fee: SGD 720, which represented less than a single month's difference on the annual rental saving achieved.
