- "User" / "Client" โ Any individual who accesses the website or engages Telok Haven for a Service.

- "Content" โ All text, images, documents, and data published on the website.
- "Agreement" โ These Terms and Conditions as updated from time to time.
2. Acceptance of Terms
By accessing this website or engaging a Telok Haven service, you confirm that you are at least 18 years of age and have the legal capacity to enter into this Agreement. If you are acting on behalf of an organisation, you confirm that you have authority to bind that organisation.
If you do not accept these terms, please do not use this website or engage our services.
3. Service Description
Telok Haven provides residential rental advisory services in Singapore, comprising:
- Curated District Walkabouts โ Guided residential neighbourhood tours with post-walk property briefing (SGD 195 per engagement)
- Structured Lease Negotiation โ Advisory and representation for residential tenancy negotiations (SGD 720 per engagement)
- Heritage Home Concierge โ Ongoing home management service for heritage or character properties (SGD 1,360 per annum)
Services are available to individuals seeking residential accommodation in Singapore. Telok Haven does not guarantee outcomes, including specific lease terms, property availability, or negotiation results.
4. User Responsibilities
In using this website and our services, you agree to:
- Provide accurate and complete information when submitting enquiries or engaging services
- Not use the website for any unlawful, deceptive, or harmful purpose
- Not reproduce, distribute, or commercially exploit website content without written consent
- Not attempt to interfere with website functionality, security, or data integrity
- Engage with Telok Haven advisors respectfully and in good faith
5. Intellectual Property
All content on the Telok Haven website โ including text, design, layout, and methodology descriptions โ is the intellectual property of Telok Haven or its licensors. You are granted a limited, non-exclusive licence to access and view the website for personal, non-commercial purposes only.
You may not copy, reproduce, republish, upload, post, transmit, or distribute any website content without our prior written consent.
6. Payment Terms
Service fees are stated in Singapore Dollars (SGD) and are payable as agreed at the commencement of each engagement. Fees are fixed and confirmed in writing before work begins.
- Payment methods accepted: bank transfer, PayNow (Singapore), or such other methods as agreed
- Invoices are issued at the commencement or conclusion of each service, as specified in the service agreement
- All fees are exclusive of GST where applicable under Singapore law
Cancellation and Refunds
- Walkabout services: full refund if cancelled more than 48 hours before the scheduled date; 50% refund if cancelled within 48 hours
- Lease Negotiation: fees for work already completed are non-refundable; outstanding fees for incomplete stages are waived on cancellation
- Heritage Concierge: monthly pro-rata refund for any remaining full calendar months upon written cancellation with 30 days notice
7. Disclaimers
Telok Haven provides advisory services based on professional knowledge and market information available at the time of each engagement. Our services do not constitute legal, financial, or investment advice.

- Lease negotiation outcomes depend on landlord positions and market factors beyond our control
- Website content is provided for informational purposes and may not reflect the most current market conditions
- We are not responsible for the acts or omissions of landlords, property owners, or third-party service providers
8. Limitation of Liability
To the fullest extent permitted by Singapore law, Telok Haven's liability to any client for any claim arising from a service engagement shall not exceed the total fees paid by that client for the specific service giving rise to the claim.
We shall not be liable for indirect, consequential, or incidental losses, including loss of anticipated rental savings, loss of opportunity, or damage arising from third-party actions.
9. Confidentiality
All client information shared with Telok Haven in the course of a service engagement is treated as confidential. We will not disclose client information to landlords, agents, or any third party without explicit client consent, except where required by Singapore law or regulatory authority.
10. Termination
Either party may terminate a service engagement by written notice. On termination:
- Fees for completed work are payable in full
- Fees for future uncompleted work are waived (subject to Clause 6 cancellation terms)
- Confidentiality obligations survive termination indefinitely
- We may retain records as required under Singapore law and CEA regulations
11. Dispute Resolution
In the event of a dispute, both parties agree to first attempt resolution through direct, good-faith communication. If unresolved within 30 days, disputes shall be referred to mediation under the Singapore Mediation Centre before any legal proceedings are initiated.
These Terms are governed by the laws of Singapore. Any proceedings not resolved by mediation shall be subject to the exclusive jurisdiction of the courts of Singapore.
12. General Provisions
- Entire Agreement: This Agreement constitutes the complete understanding between the parties with respect to the subject matter herein.
- Severability: If any provision is found unenforceable, the remaining provisions continue in full effect.
- Waiver: Failure to enforce any provision does not constitute a waiver of future enforcement rights.
- Assignment: You may not assign any rights or obligations under this Agreement without our prior written consent.
13. Changes to Terms
We may update these Terms from time to time. Changes will be communicated by updating the "Last Updated" date. Continued use of our website or services following any update constitutes acceptance of the revised Terms.
